About us
- What sets me apart from other top inspectors is rather than spending 2-1/2 to 3 hrs. merely documenting the home's structure, systems, and components, and identifying deficiencies and potential problems; I focus upon teaching you about the home. Yes, it will be me, not a (surprise) employee, who will be serving you. Rather than simply enabling you to make informed decisions regarding your contract to purchase, I am enabling you to understand the specifics of your future home, which thereby enable me to teach you how to operate its systems most efficiently, reduce your energy costs, and how to maintain your home and protect your investment. You needn’t ask if you can accompany me and ask questions — I will arrive about an hour before you to set up my program, and document exterior conditions. Upon your arrival we will enter, conduct a detailed orientation, then inspect the home together. During which I’ll explain everything and answer any questions you may have. When we’ve completed inspecting, we’ll review the draft of the upcoming report, so you’ll know what issues will be in the report before we leave. Please be prepared to spent 4 hours with me. Why hire an inspector whose services merely meet Licensing and Certification minimum requirements which focus only upon protecting your contractual needs by identifying deficiencies and concerns? When for the same investment, you can participate in an LBI Education Inspection which in addition to providing you with a more comprehensive report, also teaches you all about the property, answers your questions, and provides a report created to serve as an informative manual similar to what is in the glove box of your vehicle.

Mark from LBI Home Inspection was fantastic. He was very thorough and knowledgeable on each element we came across during inspection. This cannot be said about some of our former inspectors who just seemed to want to check the box. Mark seemed to take pride in his work and make sure that we as home owners were fully informed on the state of the home, potential maintenance risks, and corrections that should be considered. I actually just went and purchased new photoelectric smoke detectors for my home after learning about the difference between ionization and photoelectric during the training he provided. I highly recommend you use Mark if you are looking for an inspector to provide a report that brings true value.

Mark Londner is the best home inspector we have ever used. He is professional and thorough but equally important explained our home systems to us. We learned so much! He found a couple of significant issues that our builder needed to address but even if house had been perfect, it would have been well worth it because of the information he provided us. The written report is excellent and includes lots of pictures so we can remember what he was talking about. Plus the took the time during several calls to address concerns we were having as the house was being built. Absolutely super!

So glad I got Mark to inspect my home! I recently moved back to a big house that I didn't live in for 6 years. Wanted to find out the condition of the house and had some specific issues that I needed more information from an expert. Mark appeared to be sharp, knowledgeable, experienced, thorough, and informative. He had a big Apple tablet and a phone. He utilized technology very well for conducting his work and communicating concepts to client. The inspection took over 5 hours. He really took time to inspect, document, and explain. He provided a home maintenance guide of $18.95 value for me to keep. He is a great resource for understanding how things work and knowing what needs to fix in a house. He told me to get level 2 fireplace and chimney inspection in addition to just regular chimney cleaning. This is the kind of expertise and helpfulness I found Mark as an outstanding expert home inspector.

Mark spent nearly 4 hours with me going over every system and every room in the house. He spent an hour outside before I arrived documenting points of concern. Mark's final report was filled with pictures (with arrows) and text detailing everything needing attention. Mark is very thorough while also being patient answering all questions about the home. Mark is very detailed oriented making sure you understand how all systems work and maintenance needed for each system (HVAC, plumbing, electrical, appliances, irrigation). This inspection was for new construction and Mark carefully documented all places (inside and outside) where caulking was missing. Mark pointed out improvements needed to the garden beds that would allow water to flow away from the house. I would highly recommend Mark for your home inspection.

Mark was very professional, knowledgeable and thorough during the inspection. He took the time to explain how the heating and cooling systems operated, sump pump, well, etc. and took photos and documented everything. After the pre-drywall and final inspection, he presented a report detailing every area of concern and areas he felt the need to explain further. Mark is fantastic! This is our first time buying a rural home, and Mark spent almost 7 hours going through everything at the property with us. He explained how each system worked, what he was testing and looking for, and how important each finding was. Extremely well. He spent hours checking on the house and explaining to us what we found. When we offered to pay him more because of the extra time, he declined. He was worth every penny and I have no doubt would save anyone more $ and headaches (in terms of finding problems with a house) than his fee.

He was very thorough. He left no stone unturned. I had many inspections done in the past. This was the best by far. He went over items that other inspectors would have just said that it work and move on he went further and explained how to , Maintain and keep them working order for years to come. Mark was incredibly thorough and taught me a lot about the homes. He made some recommendations, in which I followed up on, and found out the Owner's and Realtor of the first house I was looking at were hiding information they knew about. Mark saved me from buying a home that could've seriously injured, or even killed my family. I hired Mark for my next potential home purchase, in which nothing changed as he was incredibly thorough, and continued to teach me and make recommendations as we went along with the inspection. I ended up purchasing this house and I can't thank Mark enough because made sure I was getting into one that is safe and well maintained! I would highly recommend LBI. The inspections take about 6 hours, which seems extreme, however, he thoroughly inspects EVERYTHING in the home. As much as you invest in a home, you want to know everything about it before you spend a ton of money on it.

"Having heard nothing from René [Member Name Removed] (client), via the Agent, I have learned the "biggest problem" was mold and a high cost of remediation. The inspection report delivered to Mr [Member Name Removed] included the following comment, "Upon entering basement, a general “mustiness” readily discernible. Although may be a result of recent weather experienced, combined with limited airflow, although no indications of current moisture intrusion was observed; as client reported client’s wife has respiratory/health concerns, writer recommends having an environmental scientist/air quality control professional assess/investigate. Said services should include or be utilized to determine what actions may or may not be recommended prior to respective habitation, if not settlement." Subsequently, I provided client with a recommended air quality/environmental scientist to provide my recommended professional assessment. Agent has confirmed said professional was used by client, and results of subsequent report and related remediation cost estimates resulted in client voiding contract to purchase. As such, the home inspection report, documented the concern, followup was employed, and client was well served with means to void contract. Accordingly, I am aware of no "biggest problem" not being found. Additionally, the initial fee quoted, and subsequently received at conclusion of the home inspection was $650 not the $750 cost as reported. Please disregard the review posted by [Member Name Removed] as it exhibits no accurate merit."

Mark was fantastic in his communication and his responsiveness. I was not able to be present for the inspection, but a representative was. Mark, made me aware that at anytime after we take possession of the home we could contact him and he would help us with any questions we may have. We would definitely work with Mark again. Mark was able to have the report back to us within 24 hours and was able to coordinate the Radon inspection. Thanks Mark!!!

Mark did an amazing job, he was very thorough and walked me through the entire home going over all areas and pointed out even the littlest faults he uncovered. He also provided me with a written report that has photos of all areas where an issue needed addressed and also a guide to proper care and operation of all equipment in the home. I wanted a complete home inspection in order to check that everything was being maintained and there were no house issues I might be unaware of. Mark responded quickly to my call and subsequent emails, and spent considerable time giving me an overview of what services he would perform for this inspection. On the day Mark arrived on time and spent almost 3 hours checking the house inside and out. He knows homes very well and gave advice and tips while we walked through each room. He has a wealth of information and I was very impressed with the inspection. Would highly recommend, Mark is a likeable guy and this was great value for money.

My realtor had an inspector lined up for my home inspection but then recommended we go with Mark instead. He has a great deal of knowledge on old homes and the home I am purchasing was built in about 1880. I live in DC and when I bought my first house there (built in 1931) the inspection probably took less than an hour and I really can't say I learned a whole lot about the house I was getting ready to buy and the inspection was a bit shotty (learned that after a couple months). When I met with Mark he began by going over what I should expect during the inspection with him and what was expected of me. He explained exactly what I was going to get in the end by way of a report and what the report would say and, more importantly, what it will not say. His fee also included a great book on how to operate your home - easy read and very important information. As we went though the house important operational information was relayed. This was very important when it came to the water heater, boiler, ac unit, etc. He pointed out structural information about the house that was informative but not necessarily part of the report...just good to know things as a home owner. When done he sat with me and my realtor and went over what he found again and indicated how it would be reflected in the report. The inspection took over 4.5 hours and worth every minute. To say Mark knows his stuff is a gross understatement. I know more about a house I don't even own yet than I do about my own house that I have lived in for 10 years. I would not hesitate in bringing him on as an inspector again and certainly recommend him highly!

Great job, outstanding and professional. Really took time to walk thru each portion of inspection. Well worth the money if you lack knowledge on basic home construction and maintenance. Having come from a construction background, I was still picking up things that I had not considered for preventive care. Mark gives you tons of information that you can use readily for your purchase and ongoing maintenance of home. Price was higher than others, but it's worth the extra for peace of mind on your biggest investment.
