"My recent experience with Habitation Investigation and their inspector, Karl, left much to be desired. From the outset, it was evident that Karl lacked the professionalism and attention to detail expected of someone in his position. Throughout the inspection, Karl displayed a concerning level of disengagement, frequently diverting his attention to personal phone calls unrelated to the task at hand. He took multiple phone calls regarding his home he was in contract for. This not only disrupted the inspection process but also raised doubts about his commitment to providing a thorough assessment of the property. He would message his wife, who is apparently a teacher? Karl's hesitancy to fully inspect critical areas of the property, such as the crawl space and various appliances, was particularly troubling. Despite my insistence on the importance of examining these areas, Karl seemed reluctant to do so, dismissing them with casual remarks like, "If one unit looks good, you can assume they all look good." This approach reflects a lack of understanding of the inherent variability within multifamily properties and demonstrates a concerning lack of thoroughness in his inspection methodology. Furthermore, Karl's inability to effectively utilize his equipment, such as his phone's camera, was evident throughout the inspection. Instead of conducting close-up examinations of potential issues, Karl opted to take photographs from a distance, resulting in several oversights, including a substantial leak and damage to the main sewer drain, which went unnoticed until I personally brought them to his attention. Additionally, Karl's lack of attention to detail became apparent when he failed to properly assess the condition of the property's plumbing system. Despite assurances of a comprehensive inspection, Karl neglected to inspect all the pipes in the crawl space, relying instead on superficial observations and distant photographs. This oversight led to the failure to identify significant issues, such as the presence of excess water along the side walls of the crawl space, which could have serious implications for the property's structural integrity. He opened one of the crawl space and reported "looks good, and the same like the rest of them." He then closed the crawl space door. Despite his remark, I reopened the door and went inside the crawlspace myself to find a bunch of water all over the side wall of the crawlspace. Despite my attempts to address these concerns with the management team, I was met with a disappointing lack of accountability. It is unacceptable that Habitation Investigation continues to employ inspectors like Karl, whose lack of professionalism and attention to detail jeopardizes the integrity of their services. In conclusion, I cannot in good faith recommend Habitation Investigation for housing inspections, given the substandard performance demonstrated by Karl during my recent inspection. Prospective clients should be aware of the risks associated with entrusting their property assessments to individuals who lack the necessary expertise and dedication to perform their duties effectively. I'm composing this detailed review to provide my perspective, as it seems the company has only received input from Mr. Karl. For those considering this company, I urge caution. There must be reputable firms that uphold proper standards. A responsive management team should address customer concerns.
